At ERA Frontier Realty, we are committed to providing thorough tenant screenings. We want to make sure that your vacancy is not only filled, but that a quality tenant fills it. That’s why, through our software, we ask each tenant to submit a thorough application. They must also have a good credit history, a stable job, and positive references from past landlords. We have the owner make the final approval because you know best who you are looking for as a tenant.
Our team will make sure rent is always collected on time. We offer tenants the ability to conveniently and securely pay their rents online. All rent is due on the first day of the month, and if rent is paid late, we will notify the tenant immediately.
Maintenance & Repairs
For your convenience, we will handle all maintenance and repairs requests. Tenants submit requests through us, rather than through you, and we make sure to have the problem fixed quickly. We believe that when a property is well-maintained, it results in fewer vacancies. We will always ask for your permission before completing an expensive repair. If your property is vacant, we will have it inspected and repaired as quickly as possible so we can rent it out again.
With our extensive knowledge of the local rental market, we will make sure that your rent price is competitive. If we feel the price is too low, we will encourage you to raise it. Because there are no rent-control laws in Carbon County, you can set your rent price to whatever you would like. Generally, if your rent raise is justifiable, a good tenant will not move out because of it.
